<p>One of the more sought after historic neighborhoods in Nashville is <a href="http://historicgermantown.org/HOME.html" target="_blank">Germantown.</a></p>

<p><a href="http://historicgermantown.org/HOME.html" target="_blank">Germantown </a>is an 18 square block area bounded by Jefferson Street on the south, Hume Street on the north, Rosa Parks Blvd on the west, and Third Avenue North on the east. The land orginially belonged to James McGavok, his reward for his service in the Revolutionary War.</p>
<p>If you really want a great historic neighborhood with unique charm, then Germantown may be your answer. If you are interested in buying in this area, then expect to spend anywhere from $135,000 &#8211; $500,000 for homes that vary from 1,100 &#8211; 3,000 square feet.</p>

			<content:encoded><![CDATA[<p>Near where I live currently is a great little up-and-coming secret. Locals know it as the area of 100 Oaks. It has only been within the last year and a half that the area has really begun to take off again. Many, many years ago 100 Oaks Mall was the place to be. But, as with any great areas the prestige faded as newer malls were built. But, a small revitalization took place in the lates 90s which brought some life back to the area. Then, in 2008, Vanderbilt bought the mall &#8211; renovated &#8211; and created a new, fresh vibe to the area. Great stores like TJ Maxx, Pet Smart, Guitar Center, and other stores are still located there but Vanderbilt uses the previous indoor mall area as offices.</p>

<p>The area is still coming along, but thanks to a surge of art galleries, cafes, fine dining, and boutique shops along Bransford Ave &#8211; there certainly is a buzz in the air. Nolensville Rd is located within 5 min of the area and has a past as well. But, the council wants to change that! June 9th (or there about) will be a meeting to discuss what types of improvements can be made and how to go about getting the entire community together to make the changes happen. Some of the ideas thrown out include having buildings create parking behind the stores so driving on the road isn&#8217;t so dangerous, helping owners paint some of the buildings, and adding sidewalks so people can walk.</p>
<p>This part of Nashville (100 Oaks / Nolensville Rd / 440) is a GREAT place to invest while the markets down. With Vanderbilt making their presence in the area, the proximity to the fairgrounds and easy access to 440, restaurants and businesses will most definitely follow. Most of the homes in the area are cute starter homes (2-4 bedrooms), with porches, and larger yards for the price. Don&#8217;t be afraid to buy a fixer upper &#8211; it also is a high rental area right now, so as many homes that come on the market may not be turn-key. The average price in the area varies from $145,000-$400,000. The area also has great schools like St. Edwards, so a really great area for new families.</p>
<p>There is also a park, community center, and library right on the corner of Nolensville and Woodmont/Briley Pky.The Nashville Zoo is also about 10 min away.</p>

			<content:encoded><![CDATA[<p>I am still amazed at how much Nashville has grown in the last 4 years. I can remember in high school being able to go to Dancin&#8217; in the District (now ended &#8211; it was free Thursday night music down at Riverfront Park) and actually using the free public parking!! Yes &#8211; we did have it!! It was across from the symphony hall where there now is a parking garage you have to pay for &#8211; also next to the Somet Center (home to the Nashville Predators).</p>
<p>Anyhow &#8211; as I was saying, Nashville has grown. And thanks to a surge of new folks our downtown has also transformed. Where there used to be run down buildings, empty warehouses, decaying apartment buildings, and overgrown parking lots &#8211; has been replaced by a lively, new, and vibrant downtown scene.</p>
<p>Part of the rehabilitation of downtown started with Demonbreun Street and a little area known as The Gulch. At the heart of The Gulch stand brand new high rise condo&#8217;s, posh sushi restaurants, shopping boutiques, bars, and elegant restaurants. One of the beautiful new condo buildings is called Icon.</p>
<p><a title="Icon" href="http://www.iconinthegulch.com" target="_blank">Icon</a>, and the entire Gulch area, is a very unique part of Nashville &#8211; in fact, there is no other part of downtown that really compares to it.</p>
<p><a title="Icon" href="http://www.iconinthegulch.com" target="_blank">Icon</a> (<strong>see pictures below</strong>) is 22  stories with 180 degree views of the city (thanks to the fact that Nashville is not very built up with other tall buildings, so literally almost every floor has a unique and amazing view of the city), floor-to-ceiling windows, stained concrete floors, and modern decorating packages.</p>
<p>Basic Features:</p>
<ul>
<li>One &amp; two bedrooms with open floorplans (lofts also available)</li>
<li>10-foot ceilings (think of the floor-to-ceiling windows!!)</li>
<li>Open bathroom suites (soaking tubs, walk-in showers)</li>
<li>Cabinetry</li>
</ul>
<p>So, you know all the pro&#8217;s about this part of town &#8211; but what about the con&#8217;s?? Well, here is something usually only a local would know about: the trains.</p>
<p>Nashville, is and has been, a central hub for trains. There is barely anywhere you can go in Middle Tennessee and get away from hearing a train &#8211; even if it&#8217;s just faintly. Personally I don&#8217;t notice them, but I love them when I do! But this might be a turn-off for light sleepers or anti-noise people. The other con is that The Gulch is a huge hot spot &#8211; and therefore is very pricey to live in for the average buyer (especially when you can purchase an entire home, land, and have some money left over if you drive about 20 min away).</p>
<p>Overall The Gulch is a GREAT place to hangout and visit. It has the vibrant feel of a big city like Chicago or Atlanta thanks to the restaurants, shopping and condos &#8211; but without breaking the bank for a night out on the town!!</p>

			<content:encoded><![CDATA[<p>Without a doubt, Centennial Park is my favorite place in Nashville. The Parthenon was built in 1897 to commemorate the Centennial Exposition. It may surprise a lot of people that Nashville has a replica of one of the world&#8217;s most famous pieces of architecture (and many of the statues were replicated from direct pieces from the original Parthenon), but Nashville has always been a melting pot of culture, music, and art.</p>
<p>Other great things about this little park (or not so little) is that it has a 1 mile loop that is perfect for exercising, a large lake for feeding ducks, and beautiful gardens/flower beds.</p>
<p>There is also a &#8220;shell&#8221; or &#8220;clam&#8221; stage where free concerts are held, regular craft fairs are held here, and not to mention Movies in the Park during the summer!</p>
<p>The area also contains a mixture of brand new condos, old condos, apartments, and a few older homes that have been fixed. So, if you want to live next to a beautiful park and be able to have a great view of &#8220;Athens&#8221; you can!</p>
<p>The area is very close to heart of downtown, but has the easy access to the interstate. But, many true Nashvillian&#8217;s would say that &#8220;Centennial Park IS downtown!&#8221; &#8211; because most people who are from here live in the surrounding areas rather than in the city.</p>
